    Hey everyone,

    I have spent the last 3 weekends doing detailed walkthroughs of both My Home Sayuk and Aparna Zenon in the Tellapur/Nanakramguda corridor. Thought of documenting my objective observations for prospective buyers:

    Floor Plan Layout

    1. Layout and Density:

    Sayuk has 12 towers rising 39 floors. Density is high, but the internal road circulation is massive. Aparna Zenon feels slightly more spread out with open green spaces between blocks.

    2. Floor Plan Efficiency:

    Aparna’s 3BHK (approx 1845 sq.ft) has noticeably less corridor wastage compared to Sayuk’s 1900 sq.ft unit. The utility balcony in Zenon has direct kitchen access which my family preferred.

    Construction Progress

    3. Construction Speed:

    Both builders use aluminum formwork (Mivan). My Home is currently casting 1 slab every 6 to 7 days, which is stellar. Aparna is on schedule as well.

    What are your thoughts on current all-inclusive quotes around Rs. 8,200/sq.ft here? Is there room for negotiation?

    Completely agree on the Aparna corridor efficiency. One crucial point you missed is the water source. Aparna projects in Tellapur typically invest heavily in sewage treatment (STP) dual piping and rain-harvesting pits. My Home has larger clubhouse amenities though (nearly 100,000 sq.ft across phases).

    Regarding pricing: At Rs. 8,200/sq.ft, if you negotiate with the sales director for a higher floor, you can often get floor rise charges discounted by Rs. 50-75/sq.ft. Do not settle for their first quotation sheet!
